We offer a variety of financial products to help you from pre-development through construction.

Asset Management
Proper asset management helps ensure the long-term success of your affordable housing. Our asset managers monitor construction, verify tenant income and analyze operating expenses and financial performance, helping to preserve value for investors and quality of life for residents. Asset management services are offered through our subsidiary, Enterprise Community Investment.

Development and Consulting
Over the past two decades, Enterprise has earned an unparalleled reputation for creating thoughtfully planned communities that deliver exceptional value and quality of life. We have developed communities that include nearly 6,200 homes and rental residences throughout the mid-Atlantic region. We bring solid community planning, financing, construction management and marketing know-how to the development process that results in high-quality affordable and market-rate housing. We are involved in virtually every aspect of creating livable communities, from the concept stage all the way to post-occupancy resident support. These services are offered through our subsidiary, Enterprise Community Investment.

Grants
Enterprise is not an endowed foundation. While we do offer a limited number of grants to help community-based-organizations expand or improve their revitalization efforts, we do not have a regular grant cycle or standard proposal. Most of our grants are available only to nonprofits located in cities in which we already have active programs. Contact the Enterprise office nearest you for more information on applying for a grant.

Loan Funds
A variety of short-term loan products are available through the Enterprise Community Loan Fund—a certified Community Development Financial Institution—for predevelopment, acquisition, working capital and other financing needs. Learn more about our innovative products and flexible underwriting.

Low-Income Housing Tax Credits
The Low-Income Housing Tax Credit (LIHTC) is a 20-year old federal program that accounts for nearly 90 percent of all affordable rental housing created in the U.S. today. The LIHTC program has been instrumental in meeting the country’s critical affordable housing shortage by stimulating the production or rehabilitation of nearly 2 million affordable rental homes. Tax Credit Syndication services are available through our subsidiary, Enterprise Community Investment.

New Markets Tax Credits (NMTCs)
Enterprise is one of the largest New Markets Tax Credit (NMTC) allocatees in the nation, with a combined allocation of more than $610 million. We use NMTCs to enhance financing for commercial and mixed-use projects in qualify­ing low-income census tracts that have a demonstrable community impact. The Enterprise NMTC portfolio includes loan and equity investments in more than 40 projects in 19 states and Washington, D.C. Investments include all major real estate types: mixed-use, for-sale housing, office, retail, hospitality, community centers, shelters, theaters and schools. The Enterprise Green Communities NMTC Program, funded by $95 million in U.S. Treasury CDFI allocation, invests in developments that create healthy, energy efficient and sustainable communities. New Markets Tax Credit services are available through our subsidiary, Enterprise Community Investment.

Permanent Financing - Debt
Enterprise provides permanent financing for affordable and market-rate multifamily housing through its Fannie Mae products. We are a nationwide lender, and our streamlined process and can save you time and money. We offer personalized service from application through closing, and innovative solutions for the most complex transactions. Mortgage services are available through our subsidiary, Enterprise Community Investment.
